Membership Spotlight - Alvarez and Cortazar Real Estate Advisors
Like most entrepreneurs and small business owners, freedom is one of the reasons Ricardo Cortazar chose to start his own business.
“My reasoning for a career in real estate was so I could be my own boss, and to work with high dollar transactions,” said Cortazar. “Most real estate professionals are independent contractors, and as an independent contractor, you are truly in the driver’s seat. If we don’t sell, we don’t get paid! Independent contractors work when they can, when they want and where they want,” Cortazar added.
“I have been in the real estate industry for more than 8 years and love it,” says Cortazar. “I work in an industry where if I don’t work tomorrow the following industries would be greatly impacted; title insurance companies, property casualty insurance companies, appraisers, home inspectors, contractors, engineers, architect, banks, homebuilders, Mortgage brokers, termite and pest inspectors, home warranty companies and my personal dry cleaner.”
The biggest aspect of Ricardo’s business is being able to find solutions to challenging situations. On a daily basis, he negotiates transactions for both buyers and sellers. These negotiations are very intense at times, because a lot of money is involved, and there are time constraints in which to complete the transactions.
Having been in business for himself, Ricardo has the following advice to offer.
“Anyone starting a company today should draw out a business plan,” cautions Cortazar. “Your business plan is your map to success,” he adds. “Who’s your target market, what competitors do you have, how many sales or services do you need to perform to keep your doors open? These are some, but not all the questions you need to ask yourself before you decide to start a business.”
Among Cortazar’s suggestions, he strongly recommends new business entrepreneurs consult with a CPA, Attorney or The Arizona Hispanic Chamber of Commerce.
“Don’t be afraid to pay for good advice,” says Cortazar. “It could save you a considerable amount of money in the long run.”
Among Cortazar’s biggest challenges included searching for the right business partners and staff to help service the Hispanic Market. “Many real estate agencies advertise servicio en Español, but very few have the manpower to actually service Hispanics,” says Cortazar. “When dealing with Spanish-speaking only clients, know proper industry Spanish. Speaking with a new client is like a first interview, either they hire you, or they fire you.”
